The portal shows you a house. The zip code median in 32082 hovers near $895,000 as of early 2026, and the photos show fairway views, clay tennis courts, and a private beach club. What the portal does not show is that the house and the lifestyle are sold separately, and that the lifestyle just went up in price.

On December 1, 2025, Sawgrass Country Club's joining fee moved from $85,000 to $125,000. That is a 47% jump in a single date on the calendar, and it happened in the same quarter the membership approved a $55 million capital improvements plan. For a buyer weighing Sawgrass against Marsh Landing, The Plantation, or Ponte Vedra by the Sea, this is the number that reframes the entire decision.

Our thesis is straightforward. In Sawgrass Country Club, the closing table and the membership office are two different transactions on two different clocks, and sequencing them correctly is now worth more than negotiating a few thousand dollars off the sale price.

The Number That Isn't on the Listing

Home ownership inside the Sawgrass gates does not include club membership. The HOA and the club are separate legal and financial entities, and they have separate waitlists, separate fee schedules, and separate governing documents.

Here is what that separation looks like in practice today:

  • Joining fee. $125,000 as of December 1, 2025, up from $85,000. Fifty percent is refundable if a member relocates 100+ miles away within three years.
  • Waitlist. Membership sits at capacity. Public reporting from the club's own announcement cycle estimates a 6 to 9 month wait, and a separate local guide has cited an 18 month figure. Either number is long enough to change your calendar.
  • Food minimums. $450 per year individual, $750 per year family.
  • Membership categories. Full golf, Sports, Social, Associate, and Junior. Not every category carries golf access.

A buyer who negotiates $25,000 off the purchase price and forgets to enter the membership queue during due diligence has, on paper, saved money. In practice, that buyer has traded a fixed discount for an open-ended wait and a fee that only moves in one direction.

Two Transactions, Two Timelines

The cleanest way to see this is to compare Sawgrass to a Ponte Vedra community where the coupling is different. At The Plantation at Ponte Vedra, an $80,000 initiation is required at the time of purchase. The house comes with the club. At Sawgrass Country Club, the house does not.

What the $55 Million Is Actually Buying

Approved in late 2025 and phased over the coming years, the capital improvements plan is not cosmetic. It is a full re-underwriting of the amenity base that supports Sawgrass home values. The scope, per the club's announcement:

  • Full renovation of the 27-hole championship golf course, led by architects Dana Fry and Jason Straka. The original East and West nines were laid out by Arnold Palmer and Ed Seay, with the South nine added by Seay in 1985.
  • A 7,347 square foot fitness center expansion.
  • 13 new HydroCourts at the Tennis Pavilion.
  • Modernization of the Beach Club Pavilion and dining spaces on the oceanfront side.

Layer that on top of the $25 million clubhouse project completed in 2021 and Robert Walker's 2013–2015 course work, and the club has committed more than $80 million to physical improvements in roughly five years. That capital does two things at once. It supports the case for the higher joining fee, and it supports the case for holding home values inside the gates while the improvements are underway.

Sequencing an Offer When the Club Has a Waitlist

If Sawgrass Country Club is the reason you are buying, the standard buyer playbook needs to be rearranged. The order of operations matters more than any single line item on the settlement statement.

  1. Decide on membership category before you decide on a house. Full golf, Sports, and Social all carry different dues and access. The category you choose changes what a "Sawgrass home" is worth to you personally.
  2. Enter the waitlist as early in the search as your seriousness allows. The application is a separate step from the purchase. Applications and deposits submitted earlier hold their place independent of your closing date.
  3. Ask, in writing, whether a specific listing carries a transferable or required membership. Most Players Club homes do not, and most Sawgrass Country Club homes do not, but exceptions surface in older documentation. Confirm with the club and the association, not just the listing agent.
  4. Order the association estoppel certificate early. Florida law provides a defined timeline for estoppels, which disclose fees and outstanding balances. Build ordering time into the contract calendar rather than the closing week.
  5. Model total year-one cost, not sticker price. Purchase price plus initiation plus dues plus food minimums plus HOA plus any special assessments tied to the capital plan. A $1.1M patio home with a full golf membership on top is a different transaction than a $1.4M home with a Social membership on top.

Homes have traded from the mid-$300s for smaller condos up to $2.5M+ for estate homes, and the composition of the community matters because "Sawgrass" is not one product.

The single-family inventory concentrates in Lighthouse Bend, Old Barn Island, Preston Trail West, and The Preserve, with smaller pockets in Long Cove, Ocean Ridge, Osprey Point, Preston Trail East, Katherine Oaks, Lake Katherine, and along South Nine Drive. Patio homes cluster in Lake Julia, Northgate, Village Walk, and Walker's Ridge, with smaller runs in Club Cove, Harbour Club, Sandpiper Cove, and Spyglass Point. The condominium stock at Deer Run, Fisherman's Cove, Quail Point, Rough Creek Villas, and Tifton Cove offers the lowest entry points inside the gates, with Fisherman's Cove notable for its direct lagoon exposure. Vicar's Landing provides a retirement-oriented option in the same footprint.

Read against the club economics, the interpretation is this. A condo purchase inside the gates without a club membership is a different asset than a golf-fairway single-family with a full membership attached. The first is a coastal Ponte Vedra address. The second is a bundled lifestyle purchase priced in two parts. Both are valid; they are simply not the same trade.
