What Sawgrass Players Club's Falling Median Price Actually Means

A buyer scanning listing sites this month will find a number that looks like an opening: the median sale price in Sawgrass Players Club has fallen year over year. On paper, that reads as a market losing steam, the kind of dip that invites a lowball offer and a little patience.

It is the wrong read. Look at what is actually happening beneath that number and you find a community with as few as five homes on the market at a time, a median of 22 days to sell, and roughly two months of supply. Those are not the conditions of a softening market. They are the conditions of a market so thin that its own headline statistic cannot hold still.

The number that moved in four weeks

Here is the part that should give any buyer pause before treating "prices are down" as settled fact. A realMLS-sourced snapshot of Sawgrass Players Club dated July 11, 2026 showed a median sale price of $1,050,000, a median of $459.57 per square foot, and a year-over-year decline of 3.4 percent, based on 36 closed sales. Update the same feed one month later, as of August 5, 2026, and the median sale price is still about $1.05 million and $461 per square foot, but the year-over-year change has narrowed to a 2 percent decline, now computed from 39 closings.

The price barely moved. The reported trend swung by 1.4 percentage points in a single month.

That is not noise from a data error. It is what happens when a year-over-year comparison is built on well under forty sales in a given trailing twelve months. Add or lose three or four closings at the wrong price point and the headline percentage moves meaningfully even though nothing about demand has changed. In a community with roughly 1,900 total residences, thirty-six to thirty-nine closings a year is a genuinely small sample, and small samples produce unstable averages. The days-on-market figure and the months-of-supply figure barely budged across those same four weeks. That steadiness, not the percentage swing, is the more reliable signal, and it says the same thing both times: this remains a seller-leaning market.

Two very different markets under one gate

The median also hides something else: Sawgrass Players Club is not one product. It is roughly 1,900 residences spread across 16 sub-neighborhoods, built between 1976 and 2007, ranging from condos to single-family homes on the Stadium Course, with no CDD fee attached to the community and two entry points, a main gate off A1A near the Sawgrass Marriott and the Ponte Vedra Beach Town Center, and a secondary gate on Roscoe Boulevard.

Two of those sub-markets behave almost nothing alike right now.

Single-family homes, particularly those with a Stadium Course address, are the segment driving the 22-day median sell time. With only a handful of active listings at any given moment, a well-priced, well-maintained home in this category tends to go under contract before a buyer has finished a second showing.

Players Club Villas is a different story. It is the only condominium neighborhood inside the Sawgrass Players Club gates, reached off TPC Boulevard down a tree-shaded road and across its own small bridge. The enclave holds roughly 101 to 102 units, built in phases from the late 1970s into the early 1990s, as one- and two-story buildings with no one above you, on two- and three-bedroom floor plans running from about 1,400 to 2,560 square feet. Most units look out over a lagoon, a fairway, or woodland, and the location puts residents an easy walk from Sawgrass Village, where Aqua Grille and Cafe Andiamo sit alongside a Publix, and from the Sawgrass Marriott Golf Resort & Spa.

Here is where the real negotiating room sits. Homes in Players Club Villas are currently taking closer to two months to sell, and list prices are running above what recent comparable sales per square foot support. That combination, a slower clock and asking prices ahead of the comps, is the closest thing to leverage a buyer will find inside this gated footprint right now. A single-family buyer waiting for the market to soften will likely watch three more homes go under contract before their patience pays off. A condo buyer willing to negotiate against an overpriced Players Club Villas listing has an actual opening.

Neither of those facts appears in a single median. Both matter more than the median does.

Why the demand side keeps pushing back

If the price-per-square-foot swing were the whole story, you would expect to see other signs of retreat nearby. The opposite is happening.

THE PLAYERS Championship returned to the Stadium Course at TPC Sawgrass, the golf course inside these same gates, for its 2026 event in March. The tournament drew more than 200,000 fans across the six days open to the public and sold out Friday, Saturday, and Sunday for the first time in the event's history. A tournament that size does not just fill hotel rooms for a week. It reinforces, year after year, why this specific address commands what it does, and it underwrites the short-term rental and hospitality economy that surrounds it.

The clearer signal, though, comes from inside the community itself. Vicar's Landing, the continuing care retirement community operating on two campuses inside the gated Sawgrass Players Club footprint, Vicar's Landing at Sawgrass and the newer Vicar's Landing at Oak Bridge, is expanding to a third location. In April 2026, the Jax Daily Record reported that Vicar's Landing was developing a $318 million campus at eTown, on land the organization purchased for almost $10.9 million at the end of 2025, with plans to close on an adjacent 5.7 acres by that summer. The developer's own stated reason for building a third campus was exceptional demand at the two it already operates, right here.

That is not a company hedging against a cooling market. That is an organization committing hundreds of millions of dollars because the waitlist for its existing Ponte Vedra Beach locations justified it. Presales for the eTown campus were expected to open in early 2026, with move-ins anticipated by 2030, which means the demand behind that decision was measured well before this year's price snapshot and is expected to persist for years after it.

What this means if you are comparing neighborhoods

If Sawgrass Players Club is one of several communities you are weighing, the falling median should not move you toward or away from it on its own. Use it as a prompt to ask a more specific question: which sub-market am I actually buying into?

A buyer targeting a single-family home on or near the Stadium Course should expect the same competitive posture that has held for at least two consecutive monthly snapshots this year: sub-30-day sales, thin active inventory, and little room to negotiate on anything priced correctly from the start. A buyer more interested in a lock-and-leave format, and comfortable trading golf-course grandeur for walkability to Sawgrass Village, should look specifically at Players Club Villas, where the slower sell time and above-comp asking prices mean a patient, well-prepared offer can still find room.

Either way, the community-wide price dip on your screen is telling you about sample size and closing mix, not about whether buyers still want to be here.
